Estate Settlement
When a loved one's estate must be settled, Havellin handles the property - every room, every item with documented care and absolute discretion.
After a loss, a home full of a lifetime's belongings can feel impossible to face, especially from a distance. Havellin takes the property side of estate settlement entirely off your family's plate: inventory, distribution, valuation & sale, clearing, and preparation for sale. Your attorney handles the legal work, we handle everything physical. One point of contact. One written plan. One fixed fee.
It starts with a conversation. You don't need to have anything figured out. Call us, tell us where things stand, and we'll map out the path from there.
We coordinate directly with the personal representative, executor, and your attorney throughout, so nothing falls between the cracks. Are you an estate attorney, trustee, or personal representative? See our Estate & Trust Settlement Services for more information.
How it works
Private walkthrough & written plan. A Transition Concierge meets you at the home, or starts by video if you're out of state. Within 24 hours you receive a written plan with scope, schedule, and transparent fixed pricing.
Inventory & documentation. Every item photographed and logged, room by room. Where the estate requires it, documentation is prepared in a format your attorney or trustee can work from directly.
Family distribution. Keepsakes, heirlooms, and personal items set aside and distributed according to the family's wishes, with signed receipts for every handoff.
Valuation & sale. Valuables appraised by credentialed specialists before anything sells. Each piece routed to the buyer most likely to pay what it's worth: auction, consignment, dealers, collectors. Havellin never charges you a percentage of what's sold.
Clearing & donation. Donations coordinated with receipts for tax purposes. Responsible recycling and disposal. Only what truly has no other path becomes waste. See our Commitment to Responsible Stewardship.
Sale preparation & handoff. Deep cleaning, repairs, painting, landscaping, staging. We hand a market-ready property to your agent, or to our team at Douglas Elliman Palm Beach.
Where Everything Goes
-
What the family keeps comes first. Keepsakes, heirlooms, and personal items are set aside before anything else happens, then distributed according to the family's wishes, with a signed receipt for every handoff. Nothing the family wants is ever at risk.
-
Before anything of value sells, credentialed specialists appraise it. No guessing, no dealer telling you what it's worth while making an offer. You know the value first.
-
Furniture, art, and collectibles that belong in the right shop window get placed there. We work with vetted consignment partners and dealers across Palm Beach County and beyond, and every placement is documented.
-
High-value pieces go to auction, where competitive bidding sets the price, not a dealer's offer. We handle cataloging, reserves, and transport, and report every result back to you.
-
Usable goods that the family doesn't keep go to vetted local charities, with donation receipts for your tax records. What served one household goes on to serve another.
-
Disposal is the last resort, never the first move. Only what truly has no other path - broken, unsafe, unsalvageable - is recycled or disposed of, handled properly and documented like everything else.
