Havellin (HAV-alin) is Palm Beach County's white-glove home transition concierge, offering Estate Settlement, Home Transition, and Home Preparation for Sale services.
Every engagement is led by a dedicated Transition Concierge, your single point of contact who runs the job, coordinates every vendor, and keeps you informed. Havellin's Property Specialists handle the hands-on work, assisted by a vetted network of best-in-class vendors: appraisers, auction houses, collectibles buyers, home stagers, painters, landscapers, movers, etc. who round out the team. One person accountable to you, a trained & vetted team behind them.
Some of our clients are leaving a large house by choice, for a residence that fits the life ahead. Havellin edits what stays, oversees the move, and settles you into the next chapter.
When the move follows a loss, the work is more exacting. We document estates room by room, with valuables photographed and recorded, and in probate that documentation is built to be court-ready. How much of it we produce is up to you — some families and fiduciaries want the full record from us, others keep the inventory with their attorney and bring us in for the physical work. Our founders are licensed agents with Douglas Elliman Palm Beach, so they can carry the home through to sale via a separate agreement. Already have an agent? We hand it back to you both, market-ready.
Havellin’s Five-Step Process
Successful transitions follow a proven process from first conversation to final walkthrough
1. Free Consultation & Custom Proposal
A Transition Concierge meets you at the home to understand your situation, wishes, and timeline. Within 24 hours you receive a written plan: scope, schedule, and transparent pricing. For estates and probate, we verify legal authority and map court deadlines before any work begins. If your family needs financing, your Transition Concierge will walk you through options for our services to be paid from the proceeds at closing rather than out of pocket.
2. Sort & Document
Room by room, we sort every item alongside you, with no pressure. Keepsakes, valuables, and important documents are identified, photographed, and set aside. High-value items are logged under documented chain of custody. Where you want us handling the paperwork, we prepare a court-ready inventory with date-of-death values for probate; where your attorney is already doing that, we work to their format and stay out of their way.
3. Distribute, Sell & Donate
Every item finds its right path: family, auction houses, consignment, donation, or responsible release. You approve the plan, your Transition Concierge coordinates the vendors and documents each handoff. Havellin never charges you a percentage of what’s sold.
4. Prepare for Sale
We coordinate deep cleaning, repairs, painting, power washing exteriors & patios, landscaping, and staging so the home shows at its best. The handoff to sale is seamless, with your own agent or with our team at Douglas Elliman Palm Beach.
5. Final Walkthrough & Handoff
We complete a final review and hand back a clean, market-ready home, along with the record of everything we moved, sold, donated, or disposed of. For probate estates, that file goes to your attorney and personal representative, and includes the court-ready inventory where we were engaged to prepare it.
